Expense Examples, and who is responsible  

Both the Lessor (Landlord) and Lessee (Tenant) are responsible to maintain and keep in good working order the property/items deemed their responsibility under the Lease. 

 Example 1
A Lessee has called DeMartini Fletcher to advise of a blocked sink. DeMartini Fletcher engages a plumber to attend site and upon investigation, it has been determined the cause of the blockage is due to food wastage and tea bags. The cost of the call-out and repair would be a Lessee cost and recharged back to the Lessee. 

 Example 2
A Lessee has logged a job with DeMartini Fletcher that the zip tap is not working. Upon investigation and evidence of maintenance by the Lessee, the plumber has determined the zip tap is faulty and requires replacement. This would be a Lessor cost. 

 Example 3
The power within a tenancy has tripped. DeMartini Fletcher has called an electrician to attend, and it has been found that the Lessee’s equipment (e.g. a toaster) caused the panel to trip. The cost to rectify this would be a Lessee cost and recharged back to the Lessee
