Lessor vs Lessee
The Lessor refers to the Landlord being DeMartini Fletcher Property.
The Lessor’s (Landlord) property means any property owned in or on the Building. Examples of this include, but not limited to, and are captured as Outgoings.
- The building structure including the façade
- HVAC (Building / PAC units)
- Fire systems (FIP, doors, common area portables, all sprinklers/smoke, common area evacuation diagrams and emergency training)
- Electrical (common area and main switchboards)
- Gardens
- Footpaths, car parks, egress
The Lessee refers to the Tenant, the company/persons who lease space (office, warehouse, etc) from DeMartini Fletcher Property.
The Lessee (Tenant) is responsible maintaining the following within their tenancy:
- Portable fire (extinguishers, blankets)
- Evacuation diagrams within the tenancy
- Tenancy electrical switchboard
- Zip taps consumables
- General tenancy cleaning
- Air conditioning (split systems servicing the tenancy only)
Any work completed by DeMartini Fletcher which is a Lessee (Tenant) responsibility is recharged.
